Resale Certificate Request
Please have the seller initiate this process immediately after contract signing. We cannot rush resale certificates as we are a volunteer board. The process will take a minimum of 2 weeks once the check is received.Two steps need to be followed to get a resale certificate processed.
1. There is a $150 check that is paid to Cove Point Club, Inc. for the resale certificate from the seller:

2. Send us the following information to covepointclub@gmail.com. Please use the legal names, mailing address, and email of the buyer (not the buyer’s agent). We need information on all individuals who will be on the property deed.

Once both items are completed, and we receive notification that the check cleared from MG Systemics, our Treasurer will create the resale certificate and mail/email the required documents to the buyer.
Please sign the resale certificate and email a signed copy to covepointclub@gmail.com for our records that you have received, read, and understand all included community documents.
Capital Improvement Fee
The buyer has a one-time $500 payment due at closing to Cove Point for a Capital Improvement FeeHOA Fees
- Association Fee - $950/year (single homes, villas, and lots)
- Marina Fee - $375/year (single homes, villas, and lots)
- Villa Maintenance Fee - OUTSIDE UNIT - $621.25/quarter; INSIDE UNIT - $535.75/quarter
- Water Fee (Villas and East side homes on community well) - $250/year
NOTE: Fees are voted on and may be potentially adjusted each May
Insurance Requirements for Villas (townhomes)
All villa (townhome) and home buyers in Cove Point are required to have homeowners insurance (H3 policy) to cover the replacement of the dwelling. “Condo” insurance is not adequate to meet this requirement. A copy of the declarations page must be provided to the email covepointclub@gmail.com immediately after closing.Improper terms for Cove Point Real Estate Listings
Please do NOT list properties with the following terms:- All of our Villas are townhomes not condos - do NOT use “condominium or condo” refer to them as townhomes or villas. No property in Cove Point Club meets the definition of a condominium.
- Do NOT use the term “Deeded Dock Slip” - Our deeds only require membership in the CPC association not a dock. The association provides a dock slip based on the membership documents and Brookfield's Rules and Regulations for shoreline use. No deed in CPC guarantees a dock slip.
- Our townhomes (villas) pay a quarterly maintenance fee to support landscaping, septic, new roof shingles every 20-25 years , and exterior painting every 7 years. All other maintenance is on the unit owner including decks, gutters, and exterior trim. Please do NOT use “Maintenance Free” in any listing

**Cove Point Club requests that all communication come from the listing realtor as they represent the member.
